As 2009 heads to a close, the California real estate market remains one of sharp contrasts. Prices in distressed markets are showing signs of bottoming, as unprecedented demand for highly discounted distressed properties outpaces supply.  Sales, however, are being constrained by a severe shortage of listings.  At the higher end of the price spectrum, financing challenges for jumbo loans coupled with unrealistic seller expectations are keeping activity muted.  Looking ahead to 2010, both the length of the current recession and the outlook for regulatory and legislative remedies are key unknowns.
